VAT exclusive vs inclusive formulas
When the commission rate is VAT exclusive, tax is added on top of the base commission:
When the commission rate is VAT inclusive, the quoted rate already includes tax:
Worked example: $400,000 home, 5% commission, 20% VAT exclusive
- Base commission: $400,000 x 5% = $20,000
- VAT (20%): $20,000 x 20% = $4,000
- Total fee: $20,000 + $4,000 = $24,000
- Seller net proceeds: $400,000 - $24,000 = $376,000
- Effective total rate: $24,000 / $400,000 x 100 = 6.00%
