How the prorated rent calculator works

Prorated rent charges a tenant only for the days they occupy a unit during a partial month, such as a mid-month move-in or move-out. Enter the full monthly rent, the number of days in that month, and how many days the tenant occupies the unit. The calculator returns the daily rate and prorated amount due.

Prorated rent is common when leases start or end mid-month. To compare rent offers after concessions, use the net effective rent calculator. Landlords often require income at three times monthly rent, which you can check with the 3x rent calculator. For a broader affordability view, try the rent affordability calculator. Commercial tenants with longer terms can model lease costs in the commercial lease calculator.

Prorated rent formulas

The daily rate divides full monthly rent by the number of days in the billing month. Prorated rent multiplies the daily rate by occupied days, capped at the full month:

Daily Rate=Monthly RentDays in Month\text{Daily Rate} = \frac{\text{Monthly Rent}}{\text{Days in Month}}
Prorated Rent=Daily Rate×min(Days Occupied,Days in Month)\text{Prorated Rent} = \text{Daily Rate} \times \min(\text{Days Occupied}, \text{Days in Month})

Worked example: $1,500 rent, 10 days in a 30-day month

A tenant moves in on the 21st of a 30-day month and occupies the unit for 10 days at $1,500 monthly rent:

  1. Daily rate: $1,500 / 30 = $50.00 per day
  2. Prorated rent: $50.00 x 10 days = $500.00
  3. Unoccupied portion: $1,500 - $500 = $1,000.00

Lease agreements may use a different proration method (actual days vs a flat 30-day month). Confirm the method in your lease before paying. The net effective rent calculator helps compare offers when free rent or concessions apply.

When prorated rent applies

Proration typically applies at move-in when a tenant starts mid-month, at move-out when leaving before the last day, or when a lease is terminated early. Some landlords charge full month rent regardless of move-in date. Always review your lease and local tenant laws.

Frequently asked questions

How is prorated rent calculated?
Divide monthly rent by the number of days in the billing month to get the daily rate. Multiply the daily rate by the number of days occupied, up to the full month length.
Which month length should I use?
Use the actual number of days in the billing month (28, 29, 30, or 31). Some leases use a flat 30-day month instead. Check your lease for the agreed method.
Does move-out day count as occupied?
Lease terms vary. Some count the move-out day, others charge through the day before. Confirm with your landlord or lease agreement.
Can prorated rent exceed full monthly rent?
No. The calculator caps occupied days at the number of days in the month, so prorated rent never exceeds the full monthly rent.
How does prorated rent relate to net effective rent?
Prorated rent covers a partial month at standard rates. Net effective rent spreads move-in concessions or free months across the lease term. Use both tools when comparing rental offers.
Are the results stored?
No. All math runs in your browser. Changing fields updates the page URL so you can copy and share your inputs.
