Monthly amortization formula
Pag-IBIG housing loans use standard fixed-rate amortization. The monthly payment is calculated from the loan principal, annual interest rate, and number of months:
Where P is the loan principal (property value minus down payment), r is the monthly interest rate (annual rate divided by 12), and n is the total number of months.
The 35% income affordability rule
Pag-IBIG caps housing loan amortization at 35% of a borrower's gross monthly income. If your monthly amortization exceeds this threshold, you may need a longer term, a larger down payment, or a lower purchase price:
